The Emplas Commercial Team was contracted to a commercial glazing housing project in Bath at the height of lockdown. A total of 1,667 Profile 22 Optima Casement Windows and Entrance Doors were installed in 170 new builds at Mulberry Park, Bath. Read on to find out more about this commercial glazing project.
The Project
This commercial glazing project was carried out a Mulberry Park in Bath, a development of 700 homes, community facilities and open spaces on the former Ministry of Defence Foxhill site. The project was delivered by the housing association and house builder Curo, with the work started in Spring 2016 and anticipated for completion by the end of 2026. In the third phase of the development of this commercial glazing project, Curo chose Emplas for our commercially approved product range and our many years of experience within the industry.
Emplas manufactured the 1,667 casement windows and entrance doors using the Optima system from our factory for this commercial glazing project. The entrance doors used within the design are smart-ready, with Kubu smart sensors fitted in line with Curo’s goal of futureproofing high quality new build properties. This can be easily set up by the homeowners of this Bath development, who only need to buy a Kubu Smart pack to make their home smart-ready.
Thermally Efficient Design
The Optima range used in this commercial glazing project will help these new builds retain their heat. The multi-chambered frame works alongside the panes of double or triple glazing. This allows the windows and doors to achieve U-values of 0.9 W/m2K. These properties will retain heat for longer in the summers, meaning the homeowner doesn’t have to reply on their central heating as much.

The windows and doors installed as part of this commercial glazing project are PAS24:2016 approved as standard and can meet Secured by Design requirements. The uPVC frame itself offers a great level of strength and rigidity. When combined with the panes and locks, it creates a high level of security across the frame.

COVID-Safe Installation
This commercial glazing project was undertaken during the height of the COVID-19 pandemic, raising several challenges on the Emplas team. This included a negative impact on labour and material availability. As an experienced commercial contract, we were able to overcome any challenges at each stage. We worked closely with our supply partners, making sure to manage stock and capacity during both the manufacturing and installation phase of the project.
More Work To Do
Although this phase of this commercial glazing project is complete, Emplas still has more work to do at Mulberry Park. For the next phase of the project, Emplas will be manufacturing, supplying and installing 1925 windows and doors for a further 149 homes.
